    In designated areas non-UAE nationals can own property outright, with the title registered by the Dubai Land Department.

How it works

From first conversation to the keys

Five steps, each with a clear outcome. You always know what comes next and what it costs.

    A conversation

    We start with you: a home or an investment, your budget and timeline, the districts you like and the ones you do not.

  2. 02

    A short list

    You receive a few residences, each with its trade-offs stated plainly: the developer, the handover, the payment plan, the view.

  3. 03

    Viewing and checks

    See it in person or on video. We go through the contract, the developer’s record and the numbers with you before you commit.

  4. 04

    Reservation and contract

    You reserve the residence, sign the sales agreement and pay the 4% registration fee. Off-plan instalments follow the plan into the project’s escrow account.

  5. 05

    Handover

    A final inspection, title registration and the keys. If you intend to let the home, we talk through your options.

In plain terms

What to expect, whichever way you buy

Off-plan

You buy before or during construction and pay in stages, with the balance due at handover.

Payment plans vary widely: some ask for most of the price during construction, others keep most of it until completion. Each residence’s own page shows its plan.

Instalments go into a regulated escrow account. The 4% registration fee is paid when you book. Handover dates are targets set by the developer, so we look at the developer’s record before you reserve.

Ready homes

You buy a finished home and can move in, or let it, soon after the transfer.

What you see is what you buy, which makes comparison easier and removes the wait for completion. The transfer is registered at the Dubai Land Department and carries the same 4% fee.

Residency and tax

Owning property in Dubai can support a long-term UAE residence visa.

The criteria are set by the authorities and change from time to time, so we confirm the current requirements with you before you commit, not after.

The UAE levies no personal income tax, rental income included. Your home country may still tax you on income from abroad: please take advice there as well.

Can a foreigner own property in Dubai?

Yes. In the designated freehold areas, which include Dubai Marina, Palm Jumeirah, Business Bay and Dubai Islands among many others, foreign nationals can own property outright. Ownership is registered with the Dubai Land Department.

What is the difference between buying off-plan and buying a ready home?

A ready home is finished: you can move in or let it soon after the transfer. An off-plan residence is bought before or during construction, usually on an instalment plan agreed with the developer, and handed over on the date in the contract.

Off-plan often asks for less capital up front and offers a wider choice of new designs; a ready home gives certainty about what you are buying and when rent can begin.

What costs come on top of the price?

The main one is the 4% registration fee paid to the Dubai Land Department. Depending on the property there can also be an administration fee and, once the building is occupied, annual service charges. Before you reserve anything we write out the figures for that specific residence, so there are no surprises.

Is my money protected when I buy off-plan?

Off-plan payments to registered developers are paid into regulated escrow accounts, and the developer draws on them as construction advances. That is a real safeguard, but it does not replace due diligence: we also read the contract and look at the developer’s record with you.

Can I buy without living in Dubai?

Yes. Non-residents can buy, and much of the process, from shortlisting and video viewings to reviewing the documents, can be handled remotely. We tell you in advance if anything in your case needs your presence.

Which district is best for rental income, and which for living?

There is no single answer. Business Bay and Dubai Marina are central or waterfront and draw professionals as tenants; Dubai Islands and Palm Jumeirah suit those who want the beach and more space around them. The districts page compares them, and we match them to your own goal.
