Buying Premium Property in Dubai
A calm guide for international buyers: where foreigners may buy, how title is recorded, off-plan safeguards, costs beyond the price and buying from abroad.
Where foreign buyers may own
Foreigners, including those who do not live in the UAE, may buy property in the areas of Dubai designated for them. These include Downtown Dubai, Dubai Marina and Palm Jumeirah. Choosing a district is therefore a question of lifestyle and building type rather than eligibility. Waterfront towers, skyline apartments and boutique low-rise buildings each suit a different kind of owner, and we help you compare them against your own priorities.
How a purchase becomes official
Outside the Dubai International Financial Centre, which keeps its own register, a sale is valid only when it is recorded by the Dubai Land Department. The Department issues the title deed. For ready homes, this recording is the step that gives your ownership legal standing, so we treat it as the point around which the whole transaction is organised.
Buying off-plan with safeguards
Developers selling off-plan must be registered with the Real Estate Regulatory Agency of the Dubai Land Department. Buyers' payments go into a project escrow account reserved for construction. Every off-plan sale must also be recorded in the interim property register, known as Oqood, or it is void. We check that this registration is part of your purchase before you commit funds.
Our current selection includes 41 projects, with prices starting from AED 598,500. Average pricing is around AED 700-4,800 per square foot, which gives a useful yardstick when comparing buildings.
Costs beyond the purchase price
Buyers pay registration and title deed fees to the Dubai Land Department, along with a registration trustee's service fee. A broker's commission may also apply. Once you own, there are service charges for the shared areas of the building. We set these out clearly alongside the price so that you see the full picture before deciding.
Prices and official fees are quoted in UAE dirhams, the national currency, which is pegged to the US dollar. This is helpful for buyers who think in dollars.
Buying from abroad
A buyer who cannot attend in person can complete the purchase through a representative holding a duly notarised power of attorney. We guide you through the paperwork and the sequence of steps, so that you can proceed from wherever you live. For questions about rental performance or immigration status, we suggest taking independent legal and tax advice, since those matters depend on your personal circumstances.
